Many landlords find they are still paying for insurance add-ons they no longer need or using contractors who have become quietly more expensive. An annual review often finds enough waste to fund the buffer you were struggling to build.
Cash flow discipline is not about being risk-averse. It is about staying in control when costs are lumpy and rental income is only as reliable as your tenant and your property condition. Plan the predictable, buffer the unpredictable, and know where you would turn if you needed funds quickly. Do those three things and the costs of 2026 become far easier to absorb.
