One missed requirement could cost more than you think.

Missing just one compliance requirement can trigger fines, void your insurance and prevent you from evicting even problematic tenants.

Gas, electrical and energy certificates

Every rental property must have an annual gas safety certificate if gas appliances are present, and electrical installations must be inspected at least every five years. The Energy Performance Certificate needs to show a minimum rating of E, with the threshold rising to C by 2030 for most tenancies. Missing or expired certificates can result in fines and make Section 21 notices invalid where they still apply.

Smoke and carbon monoxide alarms

Working smoke alarms are required on each storey, and carbon monoxide alarms must be fitted in any room with a fixed combustion appliance. These must be tested at the start of each tenancy. Failure to comply can mean immediate fines and, again, problems if you later need to regain possession.

Licensing and the Private Rented Sector Database

Selective and mandatory licensing apply in many parts of Milton Keynes, and the new national Private Rented Sector Database will soon require landlords to register properties and tenancies. Operating without the correct licence where one is needed can lead to rent repayment orders that force you to return up to twelve months of rent.

Deposit protection and prescribed information

Tenancy deposits must be protected in a government-approved scheme within thirty days, and tenants must receive the prescribed information explaining how the scheme works. Getting this wrong has cost landlords thousands in compensation claims, even years after a tenancy began.
